TOD居住環境特徵對於居住滿意度影響之研究

摘要


大部分的城市都以大眾運輸導向發展(TOD)來擴大城市本身的運輸系統,以適應日益增長的旅遊需求和增加可及性。根據文獻回顧,TOD居住環境特徵包含高密度土地開發、混合土地使用、友善步行環境、高品質運輸服務、城市設計、治理設計、限制汽車政策、房地產位置、捷運和轉運站位置…等等。近年來,TOD文獻主要集中於探討TOD對於土地使用影響或房地產、經濟等等議題,TOD車站周邊居住環境對於居民居住滿意度目前無人探討。緣此,本研究以捷運板橋車站為例,探討當地居民對於捷運車站周邊之TOD居住環境特徵滿意度,並利用敘述統計、信度分析、因素分析法和多元迴歸分析來驗證,希望成果能提供產官學界研擬都市發展與交通運輸政策之參考。 研究發現,居民對於步行10分鐘內可到商店之TOD居住環境特徵最滿意;使用因素分析法,可以得到土地使用和交通運輸設計、大眾運輸服務品質、辦公商業可及性、多樣性、密度之TOD五大因素;利用逐步迴歸分析法模式,TOD居住環境特徵因素中只有因素一土地使用和交通運輸設計和因素五密度達到顯著。此外,不論是性別、年齡、職業、教育程度、薪資所得之居民個人特徵加入到強迫進入法之迴歸方程式中,還是只有因素一和因素五達到顯著,因此只要針對設計和密度之TOD特徵去做改善,即可提升捷運板橋車站周邊居民之居住滿意度。 透過實證分析之結果,利用TOD居住環境特徵與居住滿意度之間的關係,研擬相關的城鄉規劃策略,首先建議土地使用部門對於當地樓層建築體積進行管制,並重新檢討容積獎勵政策,同時重新檢討容積獎勵政策,進行建築體積進行管控,以避免未來人口過度的遷入,造成對於當地居住環境和城鄉發展強度產生失衡現象。廣設當地活動娛樂中心、公園與生活圈數量,以提升居住滿意度。此外建議交通運輸部門於新板特定區內,提供適量之停車空間,並重新檢討汽機車政策。同時改善友善自行車騎乘環境,增設鄰里之自行車路線圖,提升用路人安全。並於新板特定區內,提供以人為本的步行環境和高品質交通運輸環境,增進居民居住滿意度。

Today's global cities Transit-Oriented Development (TOD) to expand the city's transport system, in order to adapt to the growing demand for economic development and increase availability. Based on the literature review, TOD living environment characteristics include high density land development, mixed land use, friendly walking environment, high-quality transport services, urban design,governance,design, limiting automobile policies, real estate, location, MRT and transfer station position. In recent years, TOD literature focused on exploring TOD for land use impact or real estate, economic issues, TOD station area living environment for residents living satisfaction is still a lack of relevant research. Therefore, this study, for example, to the MRT Banqiao Station explore the satisfaction of local residents living environment for the MRT station area TOD characteristics and use of descriptive statistics, reliability analysis, factor analysis and multiple regression analysis to verify to outcomes government and academia to develop urban development and transport policy reference. The study found that residents walk 10 minutes to the store of TOD living environment features the most satisfactory; thus factor analysis, land use and transportation design, the quality of public transport services, commercial office and diversity of land use the development of high-density TOD five factors; then Stepwise regression analysis found only factors of land use and transportation design and factors TOD living environment characterized factors five high density of residents living satisfaction relationship significantly. In addition, regardless of gender, age, occupation, education level, salary from residents' personal characteristics, application forced into the regression equation method also only factor in a significant and factors V, therefore, this study suggests that for the design and density TOD characteristics to improve the Banqiao Station surrounding environment to enhance MRT Banqiao Station TOD surrounding residents living satisfaction. Through empirical analysis of the results, the relationship between the use of TOD living environment characteristics and residential satisfaction, develop urban and rural planning strategy, first proposed land use departments for local floors building volume control, and re-examine the volume of incentive policies, at the same time re-review the volume incentive policies, building volume control, to avoid excessive population to move into, causing imbalance for the local living environment and urban and rural development intensity. By setting up local activities and entertainment centers, parks and living area the number, in order to improve our living satisfaction. In addition to the proposed transportation department at the new board specific region, providing the right amount of parking space, and re-review of the steam locomotive policy. At the same time improve the friendly bicycle riding environment additional neighborhood bike roadmap, to enhance the safety of road users. And in the new board specific region, people-oriented environment for walking and high-quality transportation environment, to enhance residents living satisfaction.
