不動產抵押貸款一直以來為銀行的主要業務,其違約風險所造成的成本、銀行獲利與否、及其為銀行所帶來的流動性問題、甚至永續經營問題、社會成本都是值得關注的議題。若是銀行一開始貸放前可以做好事前的徵信動作,事後的管理就更能有效率、效果,且更能有效的運用資源與其他的業務。所謂預防甚於治療,雖不能完全免除違約的發生,但一定可以有效降低違約的發生。 針對國內中部4家銀行之不動產抵押貸款案件為研究對象,選取2003年至2007年之個人購置住宅及房屋修繕貸款為研究樣本,計有1,484件,透過Logistic迴歸分析顯示,教育程度高低、已婚有無子女、工作年資長短、有無保證人、房屋座落地點,屋齡新舊、利率高低且利率加碼幅度大小、擔保物提供者是否為本人之變數對違約有顯著影響。
