本研究主旨在探討影響城市藝文休閒設施周邊不動產價格變動指標因子,並以臺中市國家歌劇院周邊不動產為主要研究範圍。本研究透過文獻分析歸納出影響不動產價格因子後,進行德爾菲專家問卷法,取得產、官學界中專家一致性之意見。後續進行分析層級程序法(AHP),以建立影響價格因子之層級以及彼此間權重關係。結果發現,第一層級中,以「個別性因素」之權重最高;第二層級中,以「政府公共政策」及「都市內公共建設」為最高,在第三層中,以「就業人口」之權重最高,在跨層級分析中,發現影響不動產價格權重較高之因子包含「公園與綠地」、「區域內交通設施」、「休閒設施」與「環境舒適度」,此結果顯示現今不動產之購買者與銷售者,越來越重視住宅周邊之環境建構,考量因素不再局限於「便利性因素」,已開始重視更多元的住宅環境。最後依本研究結果提出相關建議,以提供政府、建設公司等單位,未來在規劃都市開發時可以本研究發現之重要因子列入都市建設之參考。
The purpose of this research was to investigate the factors relating to the real estate price index impacts generated by city recreational facilities. The nearby real estate of National Taichung Theater was the main object of study. Mutual agreement in the analysis of the variables that impact real estate pricing from literature was reached among real estate and law experts by practicing Delphi Method. Further on, the analytic hierarchy process (AHP) was performed to structure and develop the weighted relationship between several elements impacting real estate pricing. AHP analysis found that the “Individual Factors” weighted the most in first level of AHP hierarchy, “Governance and Public Policy” and “Public Recreations” weighted the most in second level of AHP hierarchy, while “Population of Working Force” weighted the most in third level of AHP hierarchy. Moreover, cross-hierarchy analysis found that the factors impacting real estate value include “parks and greenways,” “community public transportation,” “leisure facilities“, and “environmental quality.” This shows that nowadays both homebuyers and homesellers not only take “convenience” as the only key factor for home-buying-and-selling decision, but also the “multifunctionality of living environment” which included surrounding public recreations and environmental constructions in residential community. The results found in this research can be a good reference for further city planning and real estate development advice for government and construction companies.
