「在地生活網」資訊平台結合地區資源共享之研究

The Study of Information Platform with Community Resource Sharing In "Local Life Network"

摘要


都會地區的生活型態幾以社區為主,每個社區包含數十、百甚至上千戶,有公共設施、停車場等由社區委員會來統籌社區事務,通常也會外包給樓管公司管理。傳統樓管公司提供的服務,包括守衛巡邏、信件代收管理、代收社區管理費、管理公共設施等,隨著同行的增加,一昧壓低價格聘請中、老員工,缺乏現代化的管理。隨著高級住宅的出現,傳統樓管業者已無法滿足頂級客戶的需求,有些業者為區分即提供精緻多樣的生活服務(包括送洗衣物、洗車、美容等服務)但相對服務的價格也是頂級。 本研究是讓各社區同等享有頂級飯店式的生活服務。藉著社區週邊生活圈資訊平台將樓管、物管、物流與在地商家的合作,建置生活服務供應鏈,讓各住戶享有更便利的生活。

Life style in urban area is usually formed in community type. Each community contains hundreds or even thousands households. For the public facilities such as parking lot, they are usually managed by community committee or outsourced to service agencies. Traditional apartment service agencies provide all kinds of service such as security guard patrolling, letter collection, community-management fee collection, and public facility management. As more agencies join, to lower costs, they usually hire unqualified employees to serve their clients and are lacking of modern management skills. As luxury apartment buildings come out, traditional service agencies cannot satisfy customers' needs. Although some agencies try to differentiate themselves by providing various life service (laundry, car-washing, beauty salon, etc), the service charge is also premium. The study is aimed to offer the opportunity to make regular communities have the same life service as luxury hotels. Having the cooperation of apartment building management and logistics management with local stores, community local life network information platform will be able to create the supply chain of life service to help residence experience more convenient life.
