民宿旅客特性與需求之研究－以花蓮地區為例

A Study on the Characteristics and Demand of Homestay Visitors in Hualien Area

摘要

花蓮地區為國內民宿最稠密的地區，本文探討花蓮地區民宿旅客特性及需求，進而以資源基礎理論建議民宿業者，如何在激烈的競爭環境中，訂定策略，以保有其競爭優勢。本文首先從文獻及專家業者的初訪中建立理論架構，進而形成命題，並經由訪談與問卷調查、驗證後形成實際策略，以提供業者參考及實施。本研究建立四項假設，而經由整體問卷調查結果發現假設成立。
前測分析部分，問卷共發放40份，有效回收數為32份，有效回收率為80%，問卷內容之設施品質、服務品質、環境景觀、經營管理與顧客滿意度五個構念之量表皆達學者建議之標準，而後進行正式問卷調查。正式問卷發放200份，回收問卷185份，剔除漏填問項及選項答案過分集中之問卷，有效問卷共162份，有效回收率為81.0%。顯見資料與理論模式具有良好的配適度。並據此，進一步提供民宿業者建議。

Based on the results, administration strategies of homestays are developed according to the resources based theory. This study proposes 4 hypotheses The model is empirically validated with a survey of 185 homestay visitors in Hualien.
