桃園縣房地產開發區位決策之研究

The Regional Strategies on Real Estate Development-As Taoyuan County for Example

摘要


本研究主要探討目前桃園縣內四個縣轄市(桃園市、中壢市、八德市與平鎮市)房地產開發之優先順序。首先,藉由專家訪談與問卷調查,取得桃園縣之四個縣轄市的影響房地產開發之因素。接著使用層級分析法(analytic hierarchy process, AHP)決定各因子之權重,找出房地產區位開發決策的關鍵因素,並對桃園縣四縣轄市進行綜合評估,探討最佳開發之區位以推出成功之建案。本研究結果顯示桃園縣內以桃園市為最佳區位開發之選擇,其次為中壢市、八德市與平鎮市。此研究結果,期望能為房地產投資者在進行區位開發決策之參考依據並對其投資桃園縣之房地產提供實質上之幫助。

This research discusses the priorities of real estate development compared among the top four population-gathered cities in Taoyuan County. By interviews and questionnaires from the professionals, we find out the factors that influence the real estate development in these four cities. Following that, we employ the method of analytic hierarchy process (AHP) to identify the priorities among the factors and the key points to the policy-making of the regional real estate development. This research concludes that Taoyuan City is the best choice for real estate development, following by Jung-Li City, Ba-De city and Ping-Jeng City.
