摘要

本文主要是利用結構方程模式對透天房屋及公寓大廈的因果關係，探討居住者觀點對理想的居住環境品質之關係。居住環境品質是來自社區居民主觀的判定，但由於每個人心智模式、價值觀、經歷、教育程度及職業等不同，其對居住環境品質的主觀認定會產生多樣性且不一致的現象。本研究先透過因素分析、效度分析，在透天型式上確立了安全、便利、機能、舒適等因素，而在公寓大廈型式上，確立了便利寧靜、安全機能及舒適等因素；再透過LISREL軟體所建立之模式驗證所提出之假設。住宅環境因果模型中，在透天型式上確立了舒適、安全、便利、機能，其中以便利及機能較被民眾所重視；而在公寓大廈型式上則確立了安全機能、舒適、便利寧靜等因素間的關係，並揭示便利寧靜及安全機能較能較被民眾所重視；並透過調節模型驗證所提出之假設，確立了居住影響滿意程度會影響居住環境品質。

This article applies the SEM in the causality of the individual house and the apartment house, so as to research the relationship between the habitants view and the ideal residential environment quality. The residential environment quality originates from the subjective judgment of the community habitants, and owing to the personal diversity in the mental modal, measure of value, experience, level of education, and occupation, thus goes apart from each other in the subjective establishment for the residential environment quality. This research, in the first, utilizes the factor analysis, the efficiency analysis in the individual model, so to establish these factors as safety, convenience, efficiency, comfort, and then utilizes the model based on LISREL software to test the supposed assumption. In the habitation environment causality model, comfort, safety, convenience, efficiency are identified as the factors for the individual pattern, and, convenience is as overwhelmed as efficiency by the common people, and for the apartment pattern, safety, efficiency, comfort, convenience, tranquility are established as the factors, and convenience tranquility, safety, efficiency are announced to be overwhelmed by the common people; and then, utilizes the adjust model to test the supposed assumption, and establishes that the satisfaction degree of the residential influence quite effects the residential environment quality.
