以自評指標探討家戶換屋之住宅性能偏好

摘要


家戶在進行住屋取得、換屋決策時,往往對某些住宅性能的瞭解上有所困擾,這些性能可能是家戶無法自力評估的。而本研究以「自用住宅評選模式之研究」中,專家建議可由「民眾自己評估」之成果為基礎,篩選「自評指標」。目的是要瞭解家戶住屋取得及換屋時,這些指標對家戶的重要程度、以及居住屬性的不同是如何影響這些指標的變化、以及前後住屋理想程度之差異。透過以上瞭解,來建議家戶換屋時,所應注重的住宅性能;亦可供作建商為家戶推案時之參考。共篩選出27項自評指標,供評估家戶換屋之住宅性能偏好之用。 透過分析來探討家戶居住屬性對自評指標重要程度之影響,整理實證分析結果,並對家戶提出建議如下: 「換屋經驗」-有換屋經驗的家戶相對於無換屋經驗的家戶,比較注重「職業混雜程度」、「運動休閒成本」,代表這兩個指標是家戶取得住屋或換屋時需要特別注意的。 「家庭類型」-小家庭、三代同堂需特別注重在樓梯斜坡上「扶手及欄杆」之安全性。 「住宅類型」-欲取得電梯公寓之家戶,應注意「保全系統」、「監視錄影系統」、「警衛管制」等自評指標。 「目前住屋居住時間」-家戶取得住屋時,應注重「居住面積」是否會符合家戶長期居住規劃之需要。 家戶決定要換屋時,想自行評估並提升住宅性能理想程度的話,所需要特別注意的自評指標,有:居住面積、臥房數、預防滑跌倒、生活作息等特徵。 家戶在取得住屋時,對於:居住面積、地物障礙、預防絆倒、車站或轉運站可及性,若要避免這些指標產生不滿意情況,應該要多蒐集專業資訊,或是可視情況尋求專家評估。

When households purchase residences or decide to change residences, comprehension for some residential performances which can not be self-evaluate will often be challenges. In the study “The Study on Evaluation Models of Choosing Private Residence”, experts proposed that some indicators could be evaluated by populace. Therefore, we sift the study to screen “self-evaluation indicators”. Purposes of this study are to understand importance of the indicators for households as purchasing or changing residences, influences of residential features and satisfaction of present and former residence. With outcome of the study, we advice some residential performances which households shall take notice when changing residence; it also can provide construction companies recommendations when launched a new building program for households. This study screened out 27 self-evaluation indicators to evaluation residential performance intension of residence change. According to conclusions of this research, the following suggestions are made: “Experiences of residence change”- “occupational complexity” and “costs of sports & leisure”, namely these indicators have to pay more attention when purchasing or changing residences. “Family Types”- Nuclear family and extended family shall pay more attention on the security of “stair handrail and railing”. “Residence Types”- households who want to purchase apartments with elevators shall notice self-evaluation indicators such as “surveillance system”, “closed-circuit television system” and “secure control of guard”. “Present Residential Term”- Households shall consider that whether “living area” conforms to their needs for long-term residential plan when purchasing residences. If households intent to self-evaluate and promote idealities of residence performance while deciding to change residence, they have to pay more attentions on following self-evaluation indicators: “living area”, “numbers of bedroom", “prevention of slip” and “feature of daily life”. Households shall collect more professional information or consult specialists, if they try to avoid dissatisfactions that resulted from indicators as “living area”, “terrain obstacles”, “prevention of slip” and “accessibility of station & transfer post”.
