This study discussed the effects of environmental characteristics of the park green spaces in the West District of Taichung City before the city-county consolidation upon the housing price. Previous studies have seldom discussed the effects of the park green spaces on the housing price, while mostly focus on the direct distance between the park green spaces and the houses, the number and total area of the park green spaces within the radius of measurement. This study used the environmental characteristics of the park, such as size, shape, lawn area, and relationship with the roads of the green spaces, as empirical variables, and applied the housing price model built on the hedonic price theory for demonstration. The regression analysis was conducted for comparing four functional models. The results showed that the double log function has best explanatory ability. Moreover, the variables affecting the housing price are size and grass area of the green spaces, both of which produce significant effects in four functional models.
