外牆更新替選方案評估模式之實證研究-以台北市高層辦公大樓為例

摘要


建築物的外牆在經年的使用後,不論是基於機能上、美觀上、安全上等所造成的物理性劣化,或是由於時代的變遷、科技的進步造成的時代性劣化,勢必面臨老舊腐朽的命運。而外牆更新正是延續建築物的生命,提升外牆的性能水準及改善外觀的最佳途徑。因此本研究試圖建構一符合「多準則」、「群體決策」、「模糊評量」的外牆更新替選方案評估模式。 本研究的評估模式建立方式如下:1.藉由文獻回顧,整理歸納外牆更新相關課題,以建立外牆更新替選方案評估準則集,並歸納出外牆更新替選方案。2.由專家問卷的方式,篩選外牆更新替選方案評估準則,以建構外牆更新替選方案評估架構,進一步評選外牆更新替選方案。3.以台北市高層辦公大樓實際更新個案作為實證的對象,說明此一模式的適用性。

The cladding of the building has to face the fate of old and decay after being used for years, no matter the physical inferior change is caused by function, beautiful appearance and safety or the time inferior change is caused by time changing, science and technology improvement. However the cladding renewal is the best way to prolong the life of the buildings, promote the function standard and improve the appearance. Due to the complication and difficulty levels of the cladding renewal in plan, design and construction are not lower than the ones of general cladding construction considering of deciders, design constructors and users...etc., we try to set up a model to evaluate alternatives for cladding renewal which follows ”Multi-Standard”, ”Team decision” and ”Fuzzy criticism”. In this research, the model to evaluate alternatives for cladding renewal was set up based on G1.byreviewing the documents and summing up the ”cladding renewal” relevant issues in order to set up the criticism standard volume of the cladding renewal substitute proposal and sum up the ones,2.to sieve out the criticism standard of the cladding renewal by questionnaire of experts in order to build up the criticism structure of the substitute proposal of the cladding renewal and then select the one.3.by using the real renewal cases of multi-story office buildings in Taipei as the subjects of the real evidence to interpret the application of this model.
