應用BIM於電力系統設施維護管理之研究

摘要


建築物從規劃、設計、興建、使用、維護到拆除,這整個時期統稱為建築物的「生命週期」(Life Cycle,簡稱LC)。設施維護管理除了可以延長建築物的「生命週期」,還可以提高建築物的附加價值。 目前建築竣工後交付之竣工圖說及竣工手冊,多以裱圖及紙本裝訂方式交付,圖說及手冊保存方式不易,既使還有電腦圖檔及文書檔案,在使用上仍以圖冊及手冊為主要查詢方式,保存不易。尤其在竣工後,若建築物進行部份變更或裝修,原交付之竣工圖說就必須進行更新,因竣工圖冊是採裱圖方式裝訂,所以更新困難,通常建築變更或裝修部份,就另行裱圖裝訂,如此一來,若管理不當,會造成使用查詢困難或查詢到沒有更新之竣工圖冊。 設施維護管理目前還是依賴設置大樓自動化中央監控系統(Building Automation System,簡稱BAS),可以即時顯示設施運轉狀態及設施位置等相關資訊,並還會適時提醒列印維修清單。但由於此中央監控系統無法對設備的資訊提供詳細的查詢,且系統維護與更新均受限於原建置廠商,維護與更新之費用昂貴,造成操作界面無法自行維護與更新,最後礙於費用昂貴未維護與更新,而無法與現況完全吻合,造成爾後設施維護管理的困難。 為了解決竣工圖說及竣工手冊保存及更新不易,及中央監控系統無法對設備的資訊提供詳細的查詢,本研究希望應用BIM的技術,能夠提供所有設施的資訊查詢容易,補足中央監控系統的不足,以延長建築的生命週期,這也是本研究希望能提供的貢獻。

Because the completion of the atlas is a binding method . So the update is difficult . Usually the building change or decoration part is bound to be bound . As a result, improper management can result in difficulty in using the query or querying the completed atlas that has not been updated . Facility maintenance management is still dependent on central monitoring system set up Building Automation System(BAS) . It can instantly display information about the operating status of the facility and the location of the facility . It will also promptly remind you to print the repair list. However, due to this central monitoring system does not provide detailed information queries on the device. And system maintenance and updates are limited by the original manufacturer . Maintenance and updates are expensive . The operation interface cannot be maintained and updated by itself . Finally, it is expensive and not maintained and updated . It can't match the current situation . This has caused difficulties in the maintenance and management of facilities. It is not easy to save and update the as-built drawings and completion manuals . And central monitoring system does not provide detailed information queries on the device. And the problem of expensive system maintenance and update . In this study, we wish to apply BIM technology. It is easy to provide information inquiry for all facilities . Lack of central monitoring system made up of. To extend the life cycle of the building . This is also the contribution that this research hopes to provide.
