土地是財富之母,對都市化快速發展與經濟景氣變化的都會區房地產市場而言,更加增添新的涵義。房地產業之經營範圍甚廣,且為資本密集之整合性產業,各家公司規模大小或有不同,並存在著多樣化的經營型態,但對於「土地」之開發取得,實為最基本與重要的關鍵需求原料。 近年來台北都會區房價飛漲,房地價格跳躍般地逐步往上墊高,真是害苦了普羅大眾而望屋興嘆,甚至引發全面居住正義議題的討論。房價與土地取得成本高低有著緊密的關係,從近期土地交易顯示,台北都會區的土地除價值越來越高外,有關合建與整合的難度也不斷提升,因此更支撐了整體房價的居高不下。對建築經營業者及土地資產的權利人而言,面對日益高漲的地價與整合複雜難題,同樣地不知該如何著手有效的決策與合作開發的順利進行。 本研究將範圍設定於台北都會區建商之土地開發作業,運用於土地之開發特徵、投資環境、管理決策及競合行為屬性等。研究探討得知:整體架構中「開發團隊」為最重要的經營構面,「業者品牌特質」為土地開發競合之第一關鍵成功因素。期以有效掌握台北都會區土地開發競合的關鍵成功因素,做為建商在土地開發、合作評估與談判協商之經營決策參考。
The land is the mother of wealth, for urbanization, rapid development and changes in the economic boom of the metropolitan area real estate market, adding more new meaning and significance. Real estate business scope covers a wide range of and capital intensive integrated industry, the size of the companies or different, and there are a variety of operating patterns, but for the demand of the "land development", in fact, it is the most basic with important key demand for raw materials. Taipei metropolitan area in recent years of soaring house prices, real prices jump camel and gradually elevate up, really the harm done to the general public looking houses they can not afford, and even lead to a discussion of living justice issues. The price is the soaring cost has a close relationship with the land price, from the recent land transactions, the land of the Taipei metropolitan area in addition to the higher value of the joint construction and integration difficulty is rising and therefore more support the overall price of the high and higher. The construction operations builder and land rights to the assets in the face of rising land prices and the integration of a complex problem, does not know how to go about effective and reasonable decision-making and cooperation in the smooth progress of the development. This research is to focus on the land development operations of the construction builders in the Taipei metropolitan area and their strategies applying in land development characteristics, investment environments, management decisions and co-opetition behavior attributes. The conclusions are: in the skeleton of this research the development team is the most important operating dimension. The industry brand trait is the first key success factor of co-opetition for land developments. It’s expected to effectively master these key success factors of the land developments and co-opetition in the Taipei metropolitan area, and also to be a valuable reference in land development, evaluation and negotiation of cooperative business decision-making.
