近年來高層大樓在都市中急遽成長,使得集合型住宅大樓出現高度私人與公用交互混合的情形,此種日趨複雜的發展趨勢使得集合住宅管理維護的困難度與重要性亦相對的提高。本研究主要係維持及提升社區住宅的服務品質。經由實地社區訪談,針對現今社區執行層面進行分析探討,以住戶為主體,建立「物業管理檢測系統」透過住戶的監督機制,而管委會透過系統後端的查詢,可以快速的和物業管理公司溝通,協助社區找出完整服務需求。本研究所建構之物業管理檢測系統主要係先透過相關文獻之收集,並參閱物業公司與管委會所簽擬之合約擬出檢測架構,再以修正式德爾菲法、層級分析法發放兩階段之問卷等程序以架構系統之完整雛型;開發系統所建構之檢測架構包含設施維護、消防安全、環境清潔、防範安全、生活事務需求五大構面共計33項檢測項目。本研究採用Ruby on Rails結合Sublime Text 逐步建構系統雛型,由實際現場測試,並回饋修正系統之缺失。
In recent years, high buildings grow rapidly in the city, making the Congregate Housing highly intermix of private and public situations. This Phenomenon makes the Congregate Housing Management maintenance more difficult and important. This study mainly focuses on maintaining and improving the service quality of Congregate Housing. By interviewing households, establishing Detection System of the Property Management in Congregate Housing through oversight mechanisms of households. By using the system, the community management committee could communicate with property management company quickly and assist the communities to find complete service needs. This study establishes a property management detection system for congregate housing; it’s mainly built with by relative literatures review, practice investigations and expert questionnaires. The expert questionnaire issued in two phases of the Delphi Method and Analytic Hierarchy Process, it’s able to constitute a system prototype. The diagnosis architecture consists of facilities maintenance, fire safety, environment clean, security and living demands Service. These five dimensions thirty -three diagnosis items. This study uses Ruby on Rails with Sublime Text by gradually building system prototype; System prototype building is completed, through actual field tests and feedback correction system is missing.
