摘要

隨著科技的發展，建築物導入資通訊技術與自動化系統而形成智慧建築的概念，此亦成為全球營建產業之趨勢之一。而智慧建築其功能的完善與實踐，有賴良好的設施管理計畫與制度的建立，然而實際在營運階段往往因龐雜的資料量以及資料遺失與缺漏，造成大量人力、時間與金錢的浪費，同時也無法達到智慧建築其預期效能。
近幾年BIM技術的興起，能將工程資訊以參數化的形式置於3D模型元件中，使工程資訊得以集中管理，而透過美國工兵團提出之通用格式COBie，更能使資料以標準化格式交付，解決以往資料龐雜而處理不易的問題。然而雖有標準化交付格式，仍因沒有具體規範要求導致資料責任定義不清，資訊不完整的問題。為解決上述問題，本研究之目的為(1)分析出智慧建築於設施管理的資料需求，並定義資料責任歸屬。並(2)以COBie之標準化格式產出此資料。最後(3)建立此COBie資料於生命週期前期的產出指南。
本研究透過文獻回顧了解智慧建築之設施管理流程，並利用IDEF0解析管理流程中資訊流情形，以此為基礎定義出智慧建築設施管理需求，並以結構矩陣定義資料之責任歸屬。以Autodesk Revit開發之COBie Interoperability Tools為COBie匯出工具，進行COBie產出模式分析，並統整建立智慧建築設施管理於生命週期前期之COBie資料交付指南。最後，經案例實作與專家訪談證實以本研究所建立之資訊交付模式能符合智慧建築設施管理之需求。

In Taiwan, intelligent building has developed for several years. Facility management is one of the eight indicators in the intelligent building application. The information needed for intelligent building facility management is much more complicated than that required for regular building facility management. Besides, with the rise of BIM, people concern more about information-centric management, and delivering information through COBie, which is a standard format for information exchange in facility life cycles, can solve the problem that is hard to deal with the complex data.
This research examines the facility management process of intelligent building through literature review, and uses IDEF0 to analyze the information flow situation. Based on the result, it defines the demand of intelligent building facility management and the responsibility of the data. Then, analyzing the COBie output modes and establish the life-cycle COBie data delivery guide for intelligent building facility management. The COBie exporting tools we use in this research are BIM Interoperability tools produced by Autodesk. At the end, the case study and expert interviews confirm that the information delivery model established by this research is in line with the demand of intelligent building facility management.
