豪宅價格因果關係模式之初探 —應用結構方程模式

摘要


在台灣房市低迷歷經金融風暴不景氣下,擁有高級建材、頂級配備的豪宅價格卻居高不下,實有別於一般的住宅市場。在台灣北部豪宅飆出創新高價的帶動下,2009年下半年台灣中南部都會區房地產也活絡起來,其中以古都之稱、居住品質超優的台南市豪宅亦蓬勃發展,但對於豪宅的估價研究目前並不多見。 豪宅價格與區位、建商及消費者三者之間具有明顯的關係,在房地產市場上佔有不容忽視的地位,而且形成相互影響,密不可分的因果關係。本研究以區位面、建築面、消費面與市場面來探討豪宅的估價系統,首先針對四個構面之重要影響因子進行系統性的問卷調查,再利用結構方程式(SEM)進行因果關係分析,獲得台南市豪宅價格評估的因果關係模式。 並以台南、高雄兩個都會區豪宅案例研究進行實證評估,驗證模式評估結果,研究發展出一套豪宅價格評估系統方程模式:Y=(Max-Min)(X/100)n;n=2或3,評估指標X值是可評估的,而Max值與Min值可因地點、區位之不同,可以當地豪宅市場價格為依據來評估,求出Max值與Min值,來得知銷售豪宅價格是否符合一般豪宅價格的標準,所以Max值與Min值是可機動的。 由本文結果顯示影響豪宅價格重要性因子,依序分別為地區環境、投資風險、安全性及市場區隔等。本文希望能藉此提供房地產投資者與相關業者對豪宅開發實務上的參考。

Recently, the real east market is not very flourishing in Taiwan under the world financial crisis of 2007–2010 striking. The luxury real east (LRE), which with high value, special view, school district and downtown area, is bring up continually is different with the general housing market. The LREs lead the appraising of city real east in Taipei, Taichung, Tainan, and Kaohsiung, in Taiwan recent years. The appraising analysis of LREs is one of important topics of the practice of real east. The influence factors of price of LREs are including location, constructor and consumer. The causal relationship is exited between the price of LREs and the three influence factors. In this paper, firstly, the main influence factors are collected by reference study. Secondly, the opinion of causal relationship for LREs appraising is investigated and developed via systematic questionnaire survey and structural equation modeling (SEM), respectively. Finally, some discussion is presented for the results. And by Tainan, Kaohsiung two city the area mansion case study carry on the real diagnosis appraisal, the confirmation pattern appraisal result, the research develops a set of mansion price appraisal system equation pattern: ; n=2 or 3, the appraisal target X value is may appraise, but because the Max value and the Min value may difference the place, the position, be possible the local mansion market price to appraise for the basis, extracts the Max value and the Min value, knew that sells the mansion price whether to conform to the general mansion price standard, therefore the Max value and the Min value are may be mobile. By this article results demonstrated that the key influence factors of price of LREs in Tainan are including local environment , risk of invest–ment market area separates and secure. The results can be a reference for the real estate investor and consumer in Taiwan.
