臺灣法拍屋不同拍次之拍定價格與面積關係之探究

摘要


法拍屋乃是債權人獲得債務人債款的最終方法。透過法院將債務人抵押品變賣以取得債款。而法拍市場不同於一般時價登陸需支付仲介費用,亦或是建商哄抬價格等因素。故法拍屋市場提供給資金較少的民眾一種購屋選擇。本研究探討當房產為法拍屋市場之標的屋時,民眾會傾向在哪一拍次入手,其拍定價格與面積的關係影響為何?以2006年10月至2010年12月臺北、臺中及高雄地方法院所拍定之房產資料做研究,並以分量回歸觀察變數的變化。

Foreclosure market is different from general market such as without agency fees and lower average price, it’s an option for people with insufficient funds. This study investigated the relationship between price and area of foreclosure and when will people buy it. Using foreclosure data of Taipei, Taichung and Kaohsiung district court from 2006/10 to 2010/12 and quantile regression for empirical research. Keywords:Foreclosure、Quantile regression
