台灣的都市發展過程中,為了反應整體地區價值往往利用集合住宅 或是交通便利來炒高地段售價,因而開發商一再的大興土木建高樓,將 原先居住型態方式慢慢脫離舊有狀況,但實質上能去買房的人幾乎不是 舊有的居民而是外部的投資客,加上整理規劃的情況下,所置入的商業 空間及住宅讓原本的使用需求更增加多的新利益條件。本研究操作過程 中,先以簡短社會問題炒樓為前置因素,延伸探討這些集合住宅所要提 供的對象為何?,開始針對使用者對象選定為題目發展設計,再進一步回 應現今人口老化後,針對退休人口所佔的比例提出使用者空間上的問題 與社會議題回應;此為出發,經由觀察紀錄對談分析而得出之文本架構, 找出「適應」是決定退休者過的好或壞的關鍵因素所在,建立退休生活 型態與特質關係假說。再根據此觀點,進一步對使用者所使用的類型分 出5 種類型生活型態,並且在研究基地中,提出新的集合居住原型方式。
In Taiwan’s urban development process, to reflect the overall value of an area, congregate housing or transportation convenience is often used for house price hike. Hence, developers have built high-rise buildings, and the original residential patterns have been lost. In fact, the home buyers are mostly outside investors, rather than local residents. With consolidation planning, the placement of commercial space and residence has added new interest conditions to the original demand on use. This study treats the social problem of real estate speculation as the antecedent, and explores the target customers of the congregate housing projects. After developing the design by determining the target customers, this paper responds to the problem of user space and social issues based on the proportion of the retirees in an ageing society. Starting from the above, through observation of records and analysis of interview materials, this study obtains the contextual structure of this study to conclude that “adaptation” is the key factor to determine the quality of life for retirees, and establish the retired lifestyle and feature relationship hypothesis. Based on the above viewpoint, this study further categorizes five types of lifestyles, and proposes the new congregate residence prototype approach in the research base.
