背景：住宅社區導入所需之永續與智慧化系統及設備，利用網路系統連結，使其發揮整體性高效率之功能，進而提升生活品質，未來此議題相當具有發展，值得深入探討。目的：本研究係為瞭解住宅社區可能導入永續與智慧化項目之需求、偏好等認知，並探討住宅社區之永續與智慧化推廣策略。方法：針對「智慧化居住空間展示中心」參觀者，進行參觀後問卷調查，使用者偏好採五等級量尺：從非常沒用(-2) 到非常有用(2)。並探討永續與智慧化資訊對受訪者之影響，及探討永續智慧住宅社區之推廣策略。結果：參觀受訪者對住宅社區永續與智慧化項目之需求，以「智慧社區安全」佔88%最高，其次為「智慧能源管理」佔70%。關於智慧社區安全之資訊偏好，以「社區CCTV 監視系統」( 評價分數1.54)、「社區門禁監控、安全管理」 (1.32) 為主。對促進永續智慧住宅社區之認知，70% 受訪者認為可「提升生活品質」，並認知須付出必要的經費，以改善生活品質。結論/實務應用：不同社區有不同需求，沒有萬靈丹，須強化智慧化需求分析，再依社區之需求導入智慧服務解決方案。
Background: The sustainable intelligent residential communities connect all kinds of intelligent devices and systems to enable them to play a holistic and efficient function and to achieve sustainable business services. This issue is worthy of further study. Purposes: The purpose of this study is to understand the needs and preferences of sustainable and intelligent systems for residential community, and to review the promotional strategies. Methods: The questionnaire survey was used to perform after visiting the ＂intelligent living space.＂ The researchers asked respondents to rank intelligent information for user, on a 5-point scale ranging from very useful (-2) to not at all useful (2). Then, the effect of sustainable and intelligent information feedback on resident behavior and the intelligent promotion strategy was reviewed. Results: The results showed that ＂smart community security,＂ cited 88%, was the highest information needs, and 70% of ＂smart energy management.＂ For the preference of the smart community security, the community CCTV surveillance system (evaluation score 1.54), community access control, and safety management (1.32) were the main preferences. Regarding the promotion of the awareness of sustainable and intelligent systems for residential community, the survey showed that 70% of the respondents thought that the quality of life was the highest, and the results showed that the respondents are aware of the need to pay the necessary funds to improve the quality of life. Conclusions/Implications for Practice: Since different communities have different needs and no panacea, the paper suggested that intelligent community solutions need to strengthen the demand analysis to enhance the value of the intelligent services.
