智慧型商用不動產推薦決策模式之研究

A Study of an Intelligent Decision Model for Recommending Objects of Commercial Real Estate

摘要


針對新創業的中小企業而言,公司區位的選擇屬於一種重要且長期的投資。面對資金限制及資訊紛亂的眾多不動產物件,如何選擇符合自己需求的創業地點,是本研究的主要目的。首先,從相關文獻及實務中,本研究歸納出相關屬性及重要決策因素;分析層級程序法(analytic hierarchy process,AHP)被用來量化創業者對決策因素的重視程度,然後,演進雛型法所開發的系統被用來測試及實證「多物件推薦」的智慧型多目標決策模式;另外,人機互動過程使得推薦的決策能夠符合創業者的各種需求,以得到最佳或夠好之多物件推薦組合。最後,本研究的管理分析將使得物件推薦決策更具彈性、調適性;亦即,創業者可適時修改相關決策限制條件,以進行多種面向的推薦組合,並從中體會最佳決策的意涵。

General speaking, the foundation of a new business almost focused on small- and median-sized enterprises, and selecting firm location is an important decision making of long-term investment. Under limited capital of each firm and fuzzy information of numerous real estate objects, how to choose several locations among those satisfying conditions for building a new business is the main purpose of this study. First, several important decision factors and attributes were derived by related literature reviews and practical cases in this study. Analytic hierarchy process (AHP) is used for quantifying all significant factors and attributes which each entrepreneur usually considered in the decision process for building a new business. Then, a system including a multi-objective decision model was developed by evolutionary prototyping method, and several empirical examples for recommending specific number of real estate objects are successfully tested by using the system. Moreover, optimal or good-enough solutions of commercial real estate object combination can be recommended from its human-machine interactive process, such that the prototype can more flexibly and adaptively meet various requirements of each decision maker. Finally, managerial analysis can be performed and obtained by various changes in key parameter data, constraints, and multiple objectives of suggested solutions from the prototype system. Also, several implications from managerial analysis can be found in this study.
