住宅不動產投資影響因素之研究

摘要


由於生育率逐漸降低,醫療的進步使人越來越長壽,導致人口總數節節上升,使得有限的土地上,一屋難求,住宅不動產的價格持續攀高,並引起投資熱潮。不過投資住宅不動產需經過詳細的觀察與分析,才可找到保值甚至增值的機會,也不致耗費過多的資金成本。 本研究旨在探討投資者在投資房地產時所考量之關鍵因素,利用文獻回顧,分析各種可能因素,最後將各因素區分為「財務」、「住宅」、「顧客」、「風險」等四個構面來分析。 四個構面分述如下: 1. 財務構面:考量投資者自身之投資成本; 2. 住宅構面:考量投資標的本身及其周遭環境; 3. 顧客構面:考量未來轉手及出租之容易度; 4. 風險構面:考量交易過程乃至出租、轉手等風險。 本研究先製作問卷並蒐集樣本資料,另將投資者的個人統計資料進行分類,如「性別」、「婚姻狀態」、「年齡」、「職業」、「收入」、「地區」、「住屋狀況」等,分析各類統計條件不同之投資者對於因素要求是否有顯著差異,主要研究對象以台灣(包含本島及外島)有合法工作能力者,其目的在探討投資者從事投資住宅不動產行為時會以哪些因素作為優先考量。 本研究之主要內容如下︰ 1. 在個人財務條件的不同下,是否會影響投資房地產時所優先考量之因素 2. 構面之間是否有相互影響關係 透過問卷實證分析,在性別、房屋狀態、居住區域的不同,並無顯著影響投資者在投資住宅不動產時所重視的因素。而婚姻狀態、年齡、月收入以及職業不同時,對於因素的選擇則有顯著差異。各構面之間都有一定的相關程度,尤其住宅構面與顧客購面之相關度特別高。

The fertility rate reduces gradually in recent years, because of the advances in medical technology, the total amount of populations successively rises, make in the limited land, one house is difficult to beg. Residential real estate prices continue to climb, and cause investment boom. However, investment in residential real need to detailed observation and analysis, just can find chance to save value or increase value, also unlikely expend the excessive funds cost. This study was designed to investigate the key factors investors consider when investing in real estate, by literature review, analysis of all possible factors, finally these factors could be divided into "financial", "residential", "customer", "risk" four aspects to analyze. Four factors summarize as follows: 1. Financial facets: an investor's consideration of the investment costs 2. Residential facets: consideration of residential investment target itself and its surroundings environments; 3. Customer facets: consider the future resale and rental of ease; 4. Risk Facets: consider the transaction process and the rental, resale and other risks. In this study, first we make questionnaires, collect sample data, and classify individual statistical data of the investors, Such as "sex", "marriage status", "age", "profession", "income", "region", and "home condition"...etc. Analyze condition demands of each kind of investor if there is notable difference, the main research object in Taiwan (including the island and the outer islands) have a legal ability to work, its purpose at inquire into when investor working on invest the residence real estate, which factors as the first priority. Main content of this research is as follows: 1.Different financial conditions will affect the real estate investment priority factors? 2.Does the of factor have the mutual influence relation By analysis of the questionnaires, we found "sex", "region", "home condition" didn’t significant effect chose the factor , but " marriage status", "age", "income", "profession", had significant effect to the factors thay chose.
