爲能因應即將到來之台灣地區既有建築物更新改造高峰期,建築物需能順利完成應有之更新改造工作,以延長建築物之使用壽命並提升其資產價值。因此本研究乃以既有公寓大廈共用部分之噪音、採光照明、空氣品質、隔熱遮陽爲研究對象,進行更新改造診斷模式與更新改造需求之研究。研究成果所提出之更新改造診斷模式,經由案例實證已驗證其可行性。此外,本研究所完成之台灣四大都會區公寓大廈管委會問卷調查,亦已指認出常見之公寓大廈共用部分噪音、採光照明、空氣品質、隔熱遮陽的問題,亦即更新改造需求。本研究之成果將有助於政府研擬公寓大廈更新改造之輔導對策及廠商研發更新改造技術之參考。
To meet upcoming peak period of existing building renewal in Taiwan, required renewal of buildings shall be successfully completed to extend the lifespan and enhance the value of asset. The research aims at the renewal process for noises, lighting, air quality, heat insulation and sunshade of building common area and is proceeded with model on diagnosis and renewal for buildings depending on various requirements. The feasibility of renewal model from the study results has been verified in our case. Also, the questionnaire survey on administrative committees of residential apartments in the four major cities of Taiwan also points out the common problems of noises, lighting, air quality, heat insulation and sunshade for common area of residential apartments. We believe these study results will help government develop its policy & strategy guidance on building renovation and offer renewal applications in relevant technology to suppliers for references.
