摘要

地價是土地行政、土地賦稅的重要依據，由於社會、經濟、環境的變遷，地價在土地行政措施中扮演的角色也益形重要。地理資訊系統(Geographic Information System)在國內是一種應用相當廣泛的管理系統，也是近年來國內積極努力發展的新技術，由於地理資訊系統本身具有強大的空間資訊處理能力，因此可利用地理資訊系統之功能，在它提供的優良作業環境下，來建立土地估價輔助系統。本文之目的是利用地理資訊系統建立一套使用方便，考慮因素較爲周延之土地估價系統，以改善目前政府地政單位以人工估算地價的作業方式。

Land value is one of the important bas is for Land Adminstration and Land Tax. It plays a important role in Land Policy owing to social, economic, environmental change. Currently. Geographic Information System (GIS) is a newly developed technique and has been applied in many industrial and science appliaction in past few year.Because GIS has the strong capability to process and analyse spatial data, it can be used to create a Land Appraise Assiatant System. The main aim of this study is that applys GIS to create a usable and widely_considered Land Appraise System. It maybe can refine current land appraisial work that is used in manual method in our Land Adminstration Unit.
