健康辦公室之物業管理

Property Management on Healthy Office Environment

摘要


物業管理就是所有與建築物使用有關業務之管理活動,其目的在使建物使用者擁有清潔、健康、安全、舒適並兼顧自然環境保育之生活空間。台積電公共設施服務部(Public Utilities Service Department, PUSD)從物業管理經營範疇的角度與建築物的管理的實務經驗,讓使用者,也就是台積電同仁,瞭解健康辦公室環境的重要性。PUSD以創新的維護管理策略,建構室內空氣品質維護系統,以低耗能高舒適的空調系統設計,來兼顧環保節能與通風效率的改善;以室內植生牆設置淨化空氣品質,減少二氧化碳排放;並且以適當清潔維護方式,降低環境污染的風險,確保有效淨化室內空氣品質,提供台積電同仁優質的健康辦公環境。

Property management (PM) is the management of building activities and usage, which aims to provide a clean, healthy, safe, and comfortable environment to the users. TSMC's PUSD (Public Utilities Service Department) operates from a property management perspective and practical property maintenance experiences to enhance TSMC employees' understanding of the importance of a healthy office. PUSD utilizes innovative strategies to design a sustainable indoor air quality maintenance system, decreasing energy consumption and increasing ventilation efficiency. PUSD provides the implementation of indoor vertical gardens purifies air quality and reduces CO2 emissions. In addition, PUSD also provides a proper cleaning process to reduce the risk of environmental pollution. The collective process effectively ensures clean air and provides a healthy working environment for TSMC's employees.
