智慧住宅社區公共管理系統之發展現況與未來趨勢

智慧住宅社區之公共管理系統是一種新的管理模式，係指運用雲端計算、互聯網、物聯網、各項感知器、AI人工智慧等新一代資訊整合技術應用，發揮無線通信（RFID）、資通訊（ICT）技術、資訊化基礎設施與電信業務等優勢，為社區居住者打造一個節能、便利、舒適、安全的智慧化生活環境。本研究透過實地訪查與文獻探討蒐集國內外智慧住宅社區公共管理系統項目，並以問卷調查方式調查社區居民對智慧化公共管理系統需求的重要性排序、並藉此瞭解未來想再導入之智慧化系統之需求性，藉此了解智慧住宅社區公共管理系統之發展現況及未來趨勢。研究後發現，國內智慧住宅社區公共管理系統中監視錄影系統、門禁系統、多功能影視對講機、櫃檯管理系統、電梯樓層管制系統等5項，於調查之各社區現況均已導入，故需求性較低，未來發展趨勢以一氧化碳監控系統、節約能源管理系統、長者關懷、長者健康照護、地下室行動通訊訊號優化、財務自動化系統、AI影像辨識系統、緊急求救系統為最重要。智慧三表遠端抄表系統、防盜系統、異常通報、車道管制系统、社區平台管理系統、後台24小時遠程服務等為次重要。

After the study, it was found that in the public management system of the domestic smart residential community, the monitoring system, the access control system, the multi-function video intercom, the counter management system, and the elevator floor control system have been introduced in the surveyed communities, so the demand is relatively high. Low, the most important future development trend is carbon monoxide monitoring system, energy saving management system, elderly care, elderly health care, basement mobile communication signal optimization, financial automation system, AI image recognition system, and emergency rescue system. Smart three-meter remote meter reading system, anti-theft system, regular notification, road control system, community platform management system, back-end 24-hour remote service, etc. are of secondary importance.
