智慧建築及智慧社區已成為一種不可避免的趨勢,臺灣目前有許多既有智慧社區大樓,不管是否取得智慧建築標章認證,在建置3-10年後,都逐漸面臨了軟硬體故障或無法順利維修和復原的問題。本文以新竹A大樓為例,首先分析其待解決問題及需求,輔以目前智慧社區發展趨勢為依循方向及標準,再透過「斜槓思考」與客戶溝通,提出「有效」之IoT解決方案。此方案除了重現原有智慧社區之功能,並佈建了永續性之智慧化基礎設施,也導入創新商業模式,以邁向「永續智慧住宅社區」為目標。文中也建議此方案未來落實執行時,要考慮動態修正與成本投入問題,而在延伸應用方面,除了類似的智慧社區個案,也可和建商合作,作為建商推案時的標準配備。
Smart buildings and smart communities have become an inevitable trend. There are many existing smart community buildings in Taiwan. Regardless of whether they have obtained the smart building certification, they are gradually facing hardware and software problems after 3-10 years of construction. This article takes Hsinchu Building A as an example, by first analyzing its problems to be solved and customer demands, adding up the current trend of smart community development as the direction and standards, and then communicating with customers through "slash thinking", and so we conclude "effective" IoT solutions. In addition to recreating the functions of the original smart community and deploying a sustainable smart infrastructure, this solution also introduces innovative business models, aiming to move towards a "sustainable smart residential community". This article also indicates that when execute this plan, both dynamic amendments and cost input should be into consideration. In terms of extended applications, these IoT solutions could apply to all similar smart community cases, and further become standard devices to new construction projects.
