台中七期豪宅建構之演繹

「豪宅」一詞，近幾年來已成為台灣住宅市場中曝光率最高的話題，甚至已逐漸成為一種都市發展的普遍現象，但由於此種商品的獨特性以致大眾無法一窺其神秘面紗。「台中市七期新市政專用區」就屬一個很明顯的例子，從都市擴張牽動豪宅區位，又從豪宅現象形塑都市發展，這些表徵都透露出豪宅現象足以全詮釋一座城市，成為焦點。七期發展至今，土地利用從最初的臨時性消費產業，最終都將成為豪宅的開發，國內近年來對於豪宅發展議題持續發酵，中部又以七期重劃區內的豪宅最具代表性；開發商所購得的土地每坪單價屢創新高，因此開發商將產品鎖定頂級客群；媒體推波助瀾的報導，優設備、高價格、高知名度，成為外界對於毫宅的普遍認知，而當中的內外特性頗耐人尋味。土地價值究竟是如何被形成，以及在各種特殊條件下的新市政中心豪宅將呈現什麼樣的特性？皆將是本研究所聚焦的重點。1.探討出豪宅規劃設計的主要傾向，包括空間基本單元的內容與特徵，室內平面構成類型，探討不同個案的空間特性與優劣，針對豪宅做一整合面的描述。2.分析當前因重劃區土地政策所形成的七期豪宅聚落現象，對都市之特殊影響做合理建議。3.透過上述之課題訂定出豪宅的綜合評估要件，以提供日後外界檢視豪宅商品的優劣時能有重要之依據。

＂Luxurious mansion＂ has, in recent years, become a hottest topic of exposure among the residential apartment market in Taiwan, and it has even become prevalent sign of urban development. However, it is difficult for the general mass to have view of it because of the uniqueness of the merchandise. As a matter of fact, ＂The 7^(th) New Urban Administration Specialized Area of Taichung City＂ is considered as a most unique example. As viewed from the perspective of urban expansion to the fluctuation of location for luxurious mansion, and from the sign of luxurious mansion to the shaping of urban development, all of these signs have well demonstrated the sign of luxurious mansion can have sufficiently interpret a city and become the focus. From the development of 7^(th) re-zoning are to this very day, land utilization has, from the initial point of temporary consumption industry, finally become the development for luxurious mansion; in recent years, the issue of development for luxurious mansion has been continuously going on, while it is reckoned that the luxurious mansion with 7^(th) re-zoning area is believed to be most representative. In fact, the unit price of every ping of land purchased by developer has once again soared with record-breaking high. Therefore, developer has locked on top-notch clientele, and it has thus become well known that luxurious mansion is noted for its favorable equipment, high price, and high reputation with reports by media stimulation. However, its internal and external features remain much to be investigated. Down to the bottom, exactly how the value of land is formed, and how the luxurious mansion of novel urban administration center will, under various special conditions, demonstrate what kind of features? These will be the focuses of attention for this study. 1. It will investigates the major approach for the design and programming of luxurious mansion, including the content and features for the basic units of space, and component modes of interior space; also it looks into the space features and advantage as well as disadvantage of different cases, and conduct an integrated description with regard to luxurious mansion. 2. It will analyze the cluster sign of luxurious mansion in 7^(th) rezoning-area as formed from the policy of land re-zoning for the time being, and conduct reasonable suggestions with regard to the specific impact on the city. 3. Through the above-mentioned issues, it will then formulate comprehensive evaluation terms of conditions for luxurious mansion so that it can work as important criteria when someone is to investigate the quality of luxurious mansion.
