有鑑於公寓大廈維護公司必須了解其案場經營成功因素的重要性,本論文透過合理的評估機制、實際數據分析,找出案場管理的成功因子間的關係,以供公寓大廈管理維護公司作為案場經營管理之參酌。本研究以近年公寓大廈管理相關文獻為基礎,彙整出37項住公寓大廈案場管理因子,透過探索性因素分析萃取25項案場管理重要因子,將其群集成七個案場管理成功因素(案場的優良管理及經營、建立標準化制度流程、災害事故發生率、現代化管理設備與費用繳交率、住戶服務評價、管理服務品質、成本控制),再以SEM驗證並找出配適度最佳的結構方程模型。研究結果顯示,在七個案場管理成功因素當中,以住戶管理服務品質最為重要,而提升住戶管理服務品質,可得到其對公寓大廈管理公司的好感度。另外,依據結構方程模型進行驗證分析結果顯示,本模式的基本配適度良好,住戶服務評價、管理服務品質、成本控制三項因素被認為相對重要。
Property management company (PMC) should realize the importance of critical success factors of operation and management of their project cases. This work explores the relationship between success factors via reasonable assessment mechanism and data analysis. The findings of this work could be referred by PMC in terms of management enhancing. Based on recent studies of apartment building management, this work integrates 37 management factors of residential housing. By using exploratory factor analysis, this work extracts 25 residential housing management factors, which can be integrated into 7 critical success factors. They are excellent management and operation of residential housing, establishing standard process, the casualty rate, modernizing management facilities and collected rate of payment, resident's rating of household service, and quality of management service, and cost control. The Structural equation modeling (SEM) was used to identify the best fits model. It is found that management service quality of resident is the most important factors among the 7 success factors. Residents are well disposed towards the PMC if the service quality enhancing could be actually realized. In addition, the SEM-based model is equipped with excel fits basically. Finally, resident's rating of household service, management service quality, and cost controlling are the factors with top importance.
