BIM於辦公大樓營運管理之需求探討

An Analysis of BIM Requirement in Operational Management of Office Buildings

摘要


在辦公大樓營運管理階段中,以租金收入作為主要獲利來源。而為了增進大樓營運管理品質,進而提升公司企業承租之意願,本研究以規劃設計、施工階段即導入BIM 技術之辦公大樓為前題,並針對設施管理與租賃管理需求進行探討,建議辦公大樓所有權人(業主)可於合約中要求負責建置竣工BIM 模型之廠商,應於BIM 模型中增加以下工作事項,以符合大樓未來營運管理之需求:(1)建立有助大樓管理之設備資訊、(2)導入依建築元件分類的UniFormat 編碼系統、(3)建立開放建築之層級架構。

Rental income is the main source of profits for the operational management of office buildings. To improve the quality of operational management on buildings and subsequently enhance corporate intent to lease, the study introduces BIM technology based office buildings to the design and construction stages in addition to analyze facility management and requirement for lease management. The study suggests all owners (clients) of office buildings to request the contractors responsible for constructing BIM models to add the following work matters to the BIM model on the contract, in order to meet the requirement of future operational management for buildings: (1) Establishing equipment information which facilitates building management. (2) Introducing UniFormat coding system according to the classification of building elements. (3) Establishing the hierarchical structure of opening building.
