Rental income is the main source of profits for the operational management of office buildings. To improve the quality of operational management on buildings and subsequently enhance corporate intent to lease, the study introduces BIM technology based office buildings to the design and construction stages in addition to analyze facility management and requirement for lease management. The study suggests all owners (clients) of office buildings to request the contractors responsible for constructing BIM models to add the following work matters to the BIM model on the contract, in order to meet the requirement of future operational management for buildings: (1) Establishing equipment information which facilitates building management. (2) Introducing UniFormat coding system according to the classification of building elements. (3) Establishing the hierarchical structure of opening building.
