BIM於建築營運管理之應用-以辦公建築為例

The Applications of BIM in Operation Management – A Case Study of Office Building

摘要


隨著資訊科技的日新月異,以3D建築資訊模型為核心的BIM(Building Information Modeling)技術儼然成為建築相關產業的發展趨勢︒建築的生命週期橫跨規劃、設計、施工、營運等四個階段,其中又以營運階段的時間最為漫長,因此如何運用BIM技術以便於建築日後的營運管理為本研究探討之目的。BIM技術最大的特性為跨專業的技術整合與物件導向的資料結構,針對這些複雜的3D模型與其詳細的資訊,本研究透過OmniClass元件碼(Table21)的編碼系統與開放建築層級化的分類架構,將這些龐大且複雜的建築資訊做系統化的分類與可視化之設定,再者,透過雲端平台AutodeskA360,讓建築管理者能以簡易的方式,檢視建築的資訊與狀態,並與合作對象(如BIM工程師、承租戶、裝修與維修人員等)做有效的溝通。

Following by the advance of technology and the innovation, the development application of Building Information Modeling (BIM), has been a trend in construction-related industries. Building life cycle usually includes the four stages of planning, design, construction, operation, among which the operation phase is the most long time. Therefore, how to use BIM technology for the construction of future-oriented operational management is the research purposes. The characteristic of BIM technology are multi-disciplinary technology integration and object-oriented data structures. The purpose of this study are use OmniClass codes (Table 21- element) and the system of open building, to make these large and complex building information become more systematic and more visual. Furthermore, through the cloud platform Autodesk A360, so that building managers can be a simple way to view information and status of the building, and do the effective communication with interested parties (as BIM engineers, tenant, decoration and maintenance personnels, etc.).
