農村社區導入物業管理服務之供給面課題與對策

The supply-based problems and countermeasures of property management service in rural communities

摘要


農村社區雖有著豐富的資源,但人口老化問題突顯了農村社區經營管理在設施、人力、機制等方面的不完備。由於物業管理服務具有「生活與商業支援服務」的機能,導入物業管理服務模式似乎是讓農村社區獲得妥善管理的一個可能方式。然而,由於目前尚缺乏成熟之參考模式及案例,故本研究選擇以焦點團體訪談法來瞭解物業管理服務供給業者對於農村社區導入物業管理服務所可能面臨的課題與對策。研究結果顯示,物業管理公司在提供農村社區物管服務時,是有其界限的,而此界限係被服務距離和服務需求規模所決定。「避險優先」仍舊是物管公司在面對新市場時的絕對信仰,「把握收益」則是物管公司決定進入新市場後的重要經營原則。

Although there are abundant resources in rural communities, the population aging problem highlights the incompleteness of facilities, manpower, and mechanisms in the management of rural communities. Since property management services include the living and commercial support services, the introduction of property management service models seems to be a possible way for rural communities to be properly managed. However, due to the lack of mature reference models and cases, the focus group interview method is adopted to collect the supply‐based problems and countermeasures that property management service providers may face in introducing property management services into rural communities. The result shows that property management companies have their boundaries when providing rural community management services and this boundary is determined by the service distance and service demand scale. The priority of risk avoidance is the absolute belief of property management companies in the face of new markets, and the revenue confirmation is an important operating principle after property management companies decide to enter new markets.
