摘要

建築物的「環境清潔」是非常基本的、必要的日常或定期性工作，但是我國建築物的規劃設計上卻蠻欠缺相關作業流程與空間需求之考量，也嚴重地影響清潔作業效率。例如：建築物有了一定屋齡後、外牆常常看起來髒污。一方面是因為社區居民不重視、社區缺乏足夠經費或財源，無力請專業廠商進行外牆清洗；另一方面是因為建築物屋頂的設計當初並未考慮蜘蛛人或吊籠等清洗外牆的設施需求、而未設置所需要吊架或基座等設施，而無法清洗外牆所致。環境清潔作業涉及許多不同的專業廠商及作業模式，因此本研究針對「環境清潔」相關的專業服務廠商、作業流程、作業時間及工作機具等分別進行調查、資料搜集並彙整，本研究之成果希望能提供給業主、建築師、營建業者、物管業者參考，期望在規劃設計階段能將「環境清潔」作業流程與空間需求之考量，提高日後物業清潔管理工作的效率與工作品質，並且提供物業清潔人員完善的空間使用。

The ＂environmental cleanliness＂ of buildings is a very basic and necessary daily or regular work. However, the planning and design of buildings in China is quite lacking in the consideration of relevant operational processes and space requirements, and it also seriously affects the efficiency of cleaning operations. For example, after a certain age of a building, the exterior wall often looks dirty. On the one hand, because community residents do not pay attention to it, the community lacks sufficient funds or financial resources, and it is unable to ask professional manufacturers to carry out external wall cleaning. On the other hand, because the design of the roof of the building did not consider the facilities for cleaning the external walls such as spiders or cages. The need, but not the need for hangers or pedestals, etc., can not be cleaned by the external wall. Environmental cleaning involves many different professional manufacturers and operating modes. Therefore, this study investigates, collects and reorganizes professional service providers, operating procedures, operating hours and work tools related to ＂environmental cleaning＂. The results of this study are expected to be provided to owners, architects, construction operators, and property management companies. It is expected that the environmental clean maintenance process and space requirements will be considered during the planning and design phase to improve the efficiency of future property clean management. The quality of work and the perfect space for the property cleaning staff.
