清水混凝土建築物興建成本關鍵因素分析與維護管理機制

摘要


臺灣清水混凝土建築物此種具有特殊風格的建築物,雖然不是主流建物,但近幾年受到幾位國際級建築大師安藤忠雄與伊東豊雄等建築作品影響,逐漸受到許多人喜愛,而有漸漸流行的趨勢。因為非主流建物,國內相關研究多針對清水混凝土建築設計、施工方法與品質管控等技術面議題討論。清水混凝土建築施工難度高、施工過程細節多、工期長、勞動力專業技術要求高、施工管理與品質標準要求嚴謹,以上都會影響成本費用高低,且依個案設計內容不同,所需成本也會有所差異。但市場上對於清水混凝土各項材料與工資價格、影響成本重要因素等資訊不透明,可參考資料也很少,若僅瞭解建築工法與技術,對於影響成本重要因素未考量,加上近二年國內營建工程物價波動劇烈,受到全球COVID 19疫情影響,貨櫃塞港運費飆漲、國際市場原物料價格波動劇烈等情形,對於營造廠商成本管控風險升高。故本案針對清水混凝土建築物施工過程中影響成本關鍵要素進行研究,並以實務經驗二個案例輔以說明對應。另外,對於清水混凝土建築物完工後必須要進行的防護工程與維護管理作業進行討論,希望能提供有用的資訊供業界參考。 承上述,本研究先進行相關文獻回顧、蒐集近幾年清水混凝土建築工程案件資訊、以及查詢政府機關公開資訊與清水混凝土相關價格資料並輔以實際市場訪價資訊,進行影響成本關鍵因素研究與整理。防護工程與維護管理章節,係根據蒐集業界資料進行彙整討論,最後,加上訪問相關實務經驗專家之經驗,從設計者的角度、施工廠商的角度,來獲得建議與有益觀點。

Taiwan plain concrete buildings this kind of buildings with a special style, although not the mainstream construction, but in recent years by several international master architects Tadao Ando and ITO Toyo and other architectural works, gradually by many people like, and gradually popular trend. Because of non-mainstream construction, domestic-related researches mainly focus on the technical issues such as the design, construction method, and quality control of fair-faced concrete buildings. The construction of fair-faced concrete buildings is difficult, the construction process is more detailed, the construction period is long, the professional and technical requirements of the labor force are high, and the construction management and quality standards are strict, all of which will affect the cost level, and the cost will be different according to the case design content. However, the market is not transparent about the materials and wage prices of fair-faced concrete, as well as the important factors affecting the cost, and there are few reference materials. If we only understand the construction method and technology, the important factors affecting the cost are not considered. Moreover, the price of domestic construction projects fluctuated sharply in the past two years and was affected by the global COVID-19 epidemic. The soaring freight rates of container cancellations and the sharp fluctuations of raw material prices in the international market raise the risk of cost control for manufacturers. Therefore, this case focuses on the key factors affecting the cost in the construction process of fair-faced concrete buildings and illustrates the corresponding with the practical experience of two cases. In addition, the paper discusses the protection engineering and maintenance management after the completion of fair-faced concrete buildings, hoping to provide useful information for the industry reference. Because of the above, this study firstly reviewed the relevant literature, collected the case information of fair-faced concrete construction projects in recent years, inquired about the public information of government agencies and the related price information of fair-faced concrete, supplemented by the actual market price information, and studied and sorted out the key factors affecting the cost. The chapter on protection engineering and maintenance management is based on the collection of industry information, and finally, with the experience of interviewing relevant practical experts, from the point of view of designers and construction manufacturers, to obtain suggestions and beneficial
