應用BIM及WebGL技術於設施維護管理系統開發之初步研究

摘要


近年來建築資訊模型(Building Information Modeling, BIM)技術之發展迅速,各先進國家紛紛制定相關之規範或參考手冊,做為未來推動之基礎。從生命週期來看,目前的BIM技術大多應用在規劃設計以及施工階段,在營運維護部份其效益卻不盡能彰顯。其因可導於BIM建模軟體使用費高昂,且物管人員大多不具備操作BIM軟體的技術,再加上一般物管公司大多具有自己的管理系統,在BIM模型建模的過程中所包含的模型資訊並不能有效的針對物管公司需求進行建置,造成營運維護階段與BIM模型難以整合。 為此,本研究透過Unity遊戲引擎提供的WebGL技術將BIM模型導入網頁中,以成本低、自由度高且不受既有BIM建模軟體限制之開發方式,將既有BIM模型結合營運維護管理系統與設施設備管理系統,提升BIM應用在營運維護階段之管理效益。本研究目的如下:建立「BIM-WebGL整合式系統架構」,並以此架構為基礎建立「BIM-WebGL營運維護管理系統」,實現以低成本高自由度之方式於營運維護階段使用BIM技術,可更有效將BIM模型應用於營運維護階段。

In recent years, the Building Information Modeling (BIM) technology has developed rapidly, and various advanced countries have developed relevant specifications or reference manuals as the basis for future promotion. From the perspective of the life cycle, most of the current BIM technologies are employed in the planning and construction phases, and the benefits of the operation and maintenance are not fully demonstrated. Cost of BIM modeling software is prohibitive, and most of the property management personnel do not possess the technology to operate BIM software. In addition, most of the overall property management companies have their management systems, which are included in the BIM model modeling process. The model information cannot be effectively constructed for the needs of the property management company, which is sometimes difficult to integrate the operation and maintenance phase with the BIM model. To this end, this study introduces the BIM model into the webpage through the WebGL technology provided by the Unity game engine, and combines the existing BIM model with the operation and maintenance management with a low cost, high degree of freedom and no development method that is limited by the existing BIM modeling software. System and facility equipment management system to improve the management efficiency of BIM application in the operation and maintenance phase. The purpose of this study is as follows: Establish a "BIM-WebGL Integrated System Architecture" and build a "BIM-WebGL Operation and Maintenance Management System" based on this architecture to achieve BIM technology in the operation and maintenance phase with low cost and high degree of freedom. Effectively apply the BIM model to the operational maintenance phase.
