臺中鐵路高架化前後沿線地區房價變化之研究

The Study of Housing Price Change Alongside the Elevated Railway in Taichung City

摘要


鐵路立體化主要目的為改善都市交通、帶動車站與鐵路沿線地區之都市發展、促進都市縫合及建立更友善的公共運輸環境等,從而也可能影響其周圍之房價變化。   本研究主要探討「臺中都會區鐵路高架捷運化計畫」在竣工通車前後四年(即2012年10月至2020年10月止)兩時間段之房價變化,以內政部不動產交易實價登錄資料及國土測繪中心圖資為基礎,利用特徵價格迴歸模型、階層迴歸及差異中之差異法分析,掌握臺中鐵路高架化沿線地區房價之歷年變化、分析臺中鐵路高架化前後對於鐵路沿線的空間效果,並實證高架化後對沿線地區房價的影響效果。   研究結果發現研究時間範圍內臺中鐵路高架化沿線房價明顯上漲,且影響範圍內(沿線範圍1公里內)的上漲速度高於影響範圍外(沿線範圍1公里至2公里),且臺中火車站沿線後站之房價上漲速度高於前站,環境特性對臺中鐵路高架化沿線範圍之房價有顯著影響。

The purpose of railway grade separation contains improving the city’s traffic condition, urging the city’s development of the nearby area of the station and the railway, promoting urban suture, and building a more public transportation-friendly environment, which may result in the change of housing price. This study focuses on the housing price change between four years before and after the completion of the project “Railway Elevation in Taichung City,” and uses hedonic regression, hierarchical regression, and difference-in-difference method to handle the annual housing price changes of the nearby areas of the elevated railway, analyze the price changes and spatial effect of the railway elevation toward the nearby areas. The result shows that the housing price increased significantly during the time frame set alongside the nearby areas of the elevated railway. Besides, the increasing speed of housing price inside the one-kilometer area of the elevated railway is higher than the increasing speed of the area inside one to two kilometers area of the railway. And the increasing speed of housing price at the rear of the stations is higher than the increasing speed at the front of the stations. Lastly, the environment features have significant effect toward the nearby areas alongside the elevated railway in Taichung.
