摘要


房屋仲介產業看起來像是一個平台,在如今科技發達的21世紀,平台一直不斷的被大量討論,可能式微或容易被取代。然而在人力素質高的取向的房屋仲介公司而言,到底房仲平台的核心競爭力為何,應有的策略為何。然而實際深入了解房屋仲介產業特性,就能知道其實房地產買賣與一般消費型態的買賣差異很大,對多數人而言,房屋買賣因為價金高、考量的面向非常廣、通常要做出買賣房屋的決定是非常不容易的。一般消費很容易透過線上交易就能解決,但房屋買賣非常難透過系統或線上平台就能解決。然而在現實交易中,房屋買賣的決策跟消費者接觸到的房地產業務員關聯性很大。舉例來說,房仲經紀人能否協助買方釐清買方自己需求的排序是非常重要的,多數買方在剛開始看屋時希望買到的房子通常與市場會有一定的脫節,不是產品不合適就是價格不符合預期,此時買方經常會陷入難題,而不知道該如何選擇,而素質良好的業務員在此時往往能夠站在買家的立場建立信任感並協助買方找到真正適合的房子而非夢想中的房子。因此房仲產業的真正關鍵是經紀人的素質。本論文即在討論房屋仲介公司如何經營才能影響組織的發展以及如何經營才能培育出良好素質的人才。

The housing agency industry looks like a platform. In today's technologically advanced 21st century, the platform has been constantly being discussed a lot, and it may decline or be easily replaced. However, for a housing agency company with a high-quality manpower, what is the core competitiveness of the housing agency platform and what strategy it should have. However, if you have a deep understanding of the characteristics of the housing agency industry, you can know that the real estate transaction is very different from the general consumer type of transaction. For most people, the price of housing is very high and the considerations are very wide, and the transaction is usually made. The housing decision is very difficult. General consumption can be easily solved through online transactions, but house transactions are very difficult to solve through systems or online platforms. However, in real transactions, the decision to buy and sell houses is closely related to the real estate salespersons that consumers contact. For example, it is very important that the real estate agent can help the buyer to clarify the order of the buyer’s own needs. The house that most buyers hope to buy when they first look at the house is usually out of touch with the market. Either the product is inappropriate or The price does not meet expectations. At this time, the buyer often gets into a problem and does not know how to choose. At this time, a well-qualified salesperson can often stand on the buyer’s position to build a sense of trust and assist the buyer to find a real suitable house instead of The dream house. Therefore, the real key to the real estate brokerage industry is the quality of brokers.
