購屋者的需求研究-以大台北地區為例

The Need of Homebuyers - A Case Study of Taipei

摘要


購屋是國人一生中最大的一件事,自古以來就有一個觀念「有土斯有財」,但房屋買賣金額動輒數佰萬元甚至上千萬元不等,對於一般上班族來說,可是一項重大的決定。決定購屋的相關項目除了價格外,交通、環境、生活機能、風水、貸款成數、自備款、建材項目……等等,那些又是購屋者所重視考量因素呢? 本研究由專家訪談與AHP分析層級法分析,購屋者需求調查果,並加以整理研究分析結果,發現購屋者對於價格構面仍是決定購買與否的重要因素,但由各單一細項統計結果建商信譽卻是購屋者首選因素。

Buys the room is in people life a biggest matter, “has earth Si Youcai” since the ancient times on some idea, but the house business amount frequently several 1,000,000 Yuan even more than ten million Yuan different, regarding the common office worker, but a significant decision. Decides the fixed purchase room the related project besides the price, the transportation, the environment, the vital function, the geomancy, the loan round number, supply for oneself the funds, the building materials project ......And so on, these are also buy the room to take seriously to consider the factor? This study was supported by expert interviews and AHP Analytic Hierarchy Analysis and collection of finishing the questionnaire,data collection omebuyers demand survey questionnaire results,and to organize esearch and analysis has found that house buyers for the price dimension is still an important factor in the decision to purchase or not,but a breakdown of statistics by a single construction company homebuyers credit is the first factor.
