建築資訊模型(BIM)應用於物業管理之研究—以設備維護管理為例

摘要

建築物中的設備維護與管理一直是困難與複雜的工作，目前多數的公共建築以及私人建築，其內部的相關設備皆以紙本手寫記錄或透過資訊系統輔助的方式記載其檢修維護等情形，然而透過紙本方式以及手寫記錄記載設備之詳細的檢修維護資訊經常有溝通不良、資料遭到竄改或是資料缺漏、毀損之問題，且大型社區、辦公建築或是大型公共建築物內之辦公設備的重複性相當高，亦使得設備之維護管理作業人員於進行設備之維護管理作業情形登錄時，常有相同資訊必須重複填寫的情況發生，造成設備維護管理作業人員作業之不便，甚至使得設備維護管理作業之效率無法突破。建築資訊模型(Building Information Modeling, BIM)是一項應用於建築與營建工程專案的新興概念與技術，它主要的功能是透過3D立體圖像方式以及資訊分享之概念「完整」呈現及模擬一項營建工程專案，透過視覺化的3D立體圖像以及模型的資訊交流分享之功能，工程相關人員可清楚了解工程進行之各項資訊及要求。本研究主要在探究BIM於建築物之設備維護管理方面之應用，利用已建置完成的BIM模型及相關資料，使設備之維護管理單位可於作業進行時從中利用設備之各項參考資料並於完成作業後進行記錄，藉此提高維護作業進行之效率、提升作業人員作業之便利性並降低資料竄改或是缺漏毀損的機率，以提升建築物維護管理之管理效能。

The maintenance and management of facilities is always been considered difficult and complicated work. The facility managers usually using paper or information system to manage the facilities and record the information of maintenance work in most of public and private buildings. These traditional way to maintain and manage facilities usually cause incomplete communication problems, missing and tampering of records. Besides, the large office and public buildings or communities always have numerous the same facilities, this situation always makes the inconvenient of facility managers, like single information need to be record many times, and also decrease the efficiency of maintenance and management work of facilities. Building information modeling (BIM) is the latest concept and technology in building and construction engineering. The main function of BIM includes presenting and simulating a construction engineering by 3D model, and sharing the engineering information by 3D model which contained the information of engineering project. Related personnel with the engineering project can get the information easily, and understand the requirement of engineering clearly through the 3D visible model and the information communication ability of the model. The main purpose of this research is to explore the application of BIM in facility management. With the assistant of BIM model and related information which was built up in the model, the facility managers will be able to promote the efficiency and qualities of maintenance work.
