中小型建設公司經營策略之探討

摘要

回顧過去台灣的房地產市場已經歷過多次的景氣循環，加上國人房屋自有率已超過87％，使得國內建設業已成為僧多粥少的競爭市場，如何讓企業繼續生存發展已成為經營者必須正視的課題。
本研究以台北地區為研究對象，並將國內建設業區分為集團型、專業型與地方型三種建設公司，採案例研究方式從土地取得、營建設計及推案銷售三個角度分析建設公司的策略特性與優劣度。其中案例A、B具有較佳的企業知名度，企業擁有資源及財務能力亦較佳，故在土地投資眼光上較能取得特殊優勢。案例C、D雖然易生存在目前的建設市場中，卻的必須仰賴過往的學習經驗不斷的修正企業經營方式。案例E則依靠專業知識與明確的客戶與產品設定，創造出高經濟價值之產品，並發展符合當地文化氣息與居住特色的建案。
根據案例企業的分析可以得知，建設公司的產品能否具有市場接受度，與企業經營策略具有直接的關聯，而策略執行是否順暢亦須視企業在土地、營建、銷售三方面策略的延續性所影響。本研究探討國內建設公司的經營模式，以提供建設企業之企業思考能力與建築理念，達到企業長期永續經營的目標。

Recently, local real estate markets have experienced numerous business cycles. Additionally, as a fact indicates there have been more than 87% local people possessing their own houses. Such a trend makes local construction industries become a violently competitive market with numerous rivals existing. How to make Construction enterprises continue surviving and developing their business has become a critical issue for business owners.
This research adopts the samples surrounding Taipei as experimental subjects. namely the syndicate business organizations, professional business organizations and locally-rooting business organizations. The strategy properties and excellence on the business management performance of construction companies are analyzed with case studies on land procurement, construction design and sales project promotion.
This research explores the business management modes of local construction companies. The pourpose of the study to provide construction companies with business management make the goal of sustainable operation reachable.
