農村閒置民房活化策略之研究-共享經濟觀點

摘要
台灣的產業發展係從農業轉型進入工業，然因農養工的思維及政策，大量的工業建設帶來生活機能的便利，及製造就業機會，改善人民日常生活。卻因過度開發天然資源耗損，綠色的景觀逐漸消逝。近年又因地球村的概念，貿易自由化，農村發展萎縮。綜上述影響發展為時尚的鄉村旅遊契機。 近年因服務業逐漸在經濟體系快速崛起，屬於服務業一環的鄉村旅遊已是觀光亮點。台灣南部縣市保存有好山好水，有優美的傳統文化及豐富的人文歷史，有發展鄉村旅遊的條件。本研究取向係以活化閒置民房為民宿，突顯休閒農村景觀與觀光旅館、傳統景點之差異化，建構物聯網之通路管道，實踐共享經濟，實現鄉村旅遊。 研究過程運用了文獻探討、專家訪談、內容分析法、三角測量法等方法，推論出建構具有公信力之通路行銷平台，推廣農村閒置民房活化提供住宿體驗鄉村休閒旅遊為可行性之途徑。此外，基於建構研究結果，對政府相關公部門及業者提出因應策略，並提供後續研究者研究建議。

In the early development stage, Taiwan transform into industry society based on its agriculture development. However, the predominant thinking and policy of supporting- industry-by agriculture results in the following phenomena: booming industrial construction brings about convenience of daily life and creation of employment opportunity and improvement of living standard. Unfortunately, excessive depletion of natural resource leads to the disappearance of green scenery. In recent years, due to the concept of global village and trade liberalization, the development of rural village further declines. On account of the above-mentioned influence, the opportunity of a fashionable industry of rural tourism has been given birth Over the past years, service industry has grown up rapidly. Taking a trip to rural village also has become the most attractive focus for sightseeing industry. The charming mountains and oceans, beautiful traditional culture and abundant historic stories in the southern Taiwan certainly have a very good chance to develop the industry of rural tourism. The purpose of this research is to explore the approaches of reconstructing idle rural houses into accommodation hotel, highlight the rural village sceneries and sight-seeing hotel, differentiate the traditional sites, establish the channel of Internet of Things, make sharing-economy and rural tourism come true. This research uses the literature review, expert interviews, content analysis and triangulation method to deduce that establishing a reliable marketing channel platform , activating idle rural houses to provide accommodation for experiencing the country life are feasible. In addition, these feasibility researches may provide the concerning government and private business sectors some responding strategies ,also provide subsequent researchers some suggestions.
