基於精實思想的房地產開發流程再造

摘要


房地產開發在臺灣和中國大陸都已經經歷了數十年的發展,兩岸的房地產開發模式雖因為市場和體制的關係存在諸多異同。由於房地產在整個經濟體中的重要地位,其仍有廣闊的發展前景,但目前的房地產開發流程有很多可以改善的空間。 精實思想在製造、醫療等產業已經得到了一定的發展,但在房地產開發業和建築業卻很少有運用。本文通過研究對比臺灣和中國大陸各具代表性的兩大房地產開發公司的開發模式和流程,並從香港和美國的成熟模式中汲取經驗。引入精實思想到房地產開發流程中,從價值、價值流、流動、拉動、盡善盡美的精實管理五大原則進行分析並提出改善建議,通過精實思想對現有的房地產開發流程進行再造,得出改善之後的新流程。利用價值流圖分析現有和改善後的流程,可得出新流程能夠顯著提高開發效率和盈利能力的結論,研究結果可以證實應用精實管理在非製造業同樣可以創造更多的價值。

Real estate industry has experienced decades of development in both Taiwan and Mainland China, and its development models have similarities and differences due to the characteristics in market and system crossing Taiwan Strait. It plays an important role in the economy development, and there exists space of improvement in its development process. Lean management has been well developed in manufacturing and service industries, but it is rarely implemented in the real estate and/or construction industry. In this research, by comparing two leading real estate companies in Taiwan and Mainland China, their characteristics are investigated, and the benchmarking models in Hong Kong and USA are discussed. Based on processing reengineering philosophy, this study applies lean management to real estate development by using five lean principles of Value, Value Stream, Flow, Pull and Perfection. Significant improvement in business efficiency and profitability is expected by the analysis of value stream mapping for as-is and to-be processes. The results can serve as good references of the application of lean management in non-manufacturing industry.
