在二十一世紀初的現在,各種型態的住宅模式如雨後春筍般出現在台灣大街小巷。平房、透天厝、高樓大廈、套房、雅房,更進階到了現今討論度頗高的共生住宅。而在房價高漲的影響下,租屋已成為越來越多人的居住型態,尤其都市人口密度高,選擇租用套房居住的人數也節節攀升。 本研究希望透過文獻分析,能夠瞭解台中市區目前的套房型態以及剖析套房建設程序。再以深入訪談法方式訪談套房住戶,調查住戶實際居住後與用後感受,以使用者的角度評估目前套房住宅品質。 消費者對於租賃住宅意識的抬頭,使租賃業者所提供之租屋品質如何切中住戶需求,成為業者創造利潤及永續經營的成功關鍵之一。而居住的品質有賴居住環境的各項軟、硬體及完善的管理才能達到住戶的滿意度進而影響續租及推薦意願。 其目的在於探討套房形式住宅產品的規劃設計本質是否得當,以作為日後建築規劃設計之參考。所以期許本研究結果可作為相關套房建設業者後續之規畫設計或管理時的參考依據。
At the beginning of the 21st century, various types of residential models have sprung up on the streets of Taiwan. The bungalows, touring houses, high-rise buildings, suites, and elegant rooms have advanced to the symbiotic residences that are highly discussed today. Under the influence of high housing prices, renting houses has become a living pattern for more and more people, especially the high population density in urban areas, and the number of people choosing to rent apartments is also increasing. This research hopes to understand the current suite types in Taichung city and analyze the suite construction procedures through literature analysis. In-depth interviews are used to interview suite occupants, survey the residents’ feelings after actual living and after use, and evaluate the current quality of suite housing from the perspective of users. Consumers’ rising awareness of leasing housing has made the quality of rental housing provided by leasing companies meet the needs of households, and this has become one of the keys to success in profit creation and sustainable operations. The quality of living depends on the various software, hardware and perfect management of the living environment to achieve the satisfaction of the residents, which affects the renewal and recommendation willingness. Its purpose is to explore whether the planning and design essence of suite-style residential products is appropriate, as a reference for future architectural planning and design. Therefore, it is hoped that the results of this study can be used as a reference for the subsequent planning, design or management of relevant suite construction companies.
