The research is based on the eclectic paradigm of British economist Dunning. Discussing the influence of the ownership-specific advantage, location advantage and internalization advantage of real estate investors based on the eclectic paradigm on the profitability of real estate investment. The sample of this research uses 128 data bases provided by the internal data of a Taichung Land Administration Agent, the investment data during 15 years from 2005 to 2020. The research is looking for relevant factors that will affect the profitability of real estate investment, and classify them according to the eclectic paradigm, and deeply consider whether real estate investors themselves have appropriate ownership-specific advantage, location advantages, and internalization advantages. The study finds out that the ownership-specific advantage and internalization advantage of real estate investors have a positive impact on the profitability in real estate investment. While entering investment, the research can provide real estate investors as a strategic consideration.
