網際網路應用對房屋仲介業行銷活動及經營績效之影響-以台北市為例

摘要


網際網路自從1990年代開始應用在商業活動上,使得各產業的行銷模式和運作方式產生很大的變革,有鑑於此,向來以資訊為重的房屋仲介業者在感受到其對於房仲業所帶來的影響,紛紛導入網際網路的相關應用,然而,在資訊科技應用與績效之間的相關性存在著「資訊科技生產力弔詭」的現象,因此對於科技的導入對於績效之間是否存在著相關性為業者所迫切想要了解的議題之ㄧ,因此,本研究擬探討房屋仲介公司在網際網路上的應用與行銷活動之間的關係,甚至是了解是否會間接影響公司整體的營運績效。 在資料分析上,本研究將針對84份有效問卷資料,進行一系列的統計分析。分析工具主要是使用SPSS與AMOS兩套軟體,分析方法包括敘述統計分析、因素分析、相關分析以及線性結構化模式等。其分析結果如下:(1)網際網路應用對於行銷活動之影響的假設,皆獲得支持。分析結果顯示出,市場研究及溝通使用對於產品銷售活動以及顧客關係管理等行銷活動的確有顯著之影響。(2)透過網際網路的應用,使得行銷活動對於銷售績效、銷售效率及管理效率等經營績效影響之假設,皆獲得支持,顯示出網際網路透過改善了傳統的行銷活動,因而間接影響了公司的績效表現。

Since Internet was applied by commerce activities in 1990s, 1990s, it has changed the worldwide business model and raised many opportunities. Especially in the marketing area. Internet is viewed as a marketing tool, and could facilitate residential brokerage firms to select target customers in the global market. Therefore, firms must think how to use information techniques to improve marketing performance and efficiency. Thus, this article focuses on using the Internet and explores the relationship between degrees of using the Internet and marketing activities. And examining that using the Internet on marketing activities could influence performance of residential brokerage firms. This article uses SPSS and AMOS to analyze 84 copies of questionnaires. The research methodologies include descriptive analysis, factor analysis, correlation analysis and LISREL. Our findings generally support our conceptual framework, and the result support all of the hypotheses. First, the findings for the impact of using the internet on marketing activities are supported. Second, supportive findings for using the Internet on marketing activities can influence performance of firms.
