台灣大型暢貨中心Outlet營運特性與複合商圈經營策略之研究

過去文獻在Outlet方面研究鮮少,引發本研究動機以及期望產生研究貢獻,本研究之目的在探討暢貨中心Outlet複合商圈之經營策略。以禮客Outlet和遠東百貨為主要研究對象,並輔以義大世界購物中心之個案分析。使用禮客及遠百2006/Q1~2014/Q4,共36季營收資料,使用X-11古典時間數列分解法,進行淡旺季指數之估計、檢定、預測及內外部效度驗證,以探討比較兩類公司營運特性之異同。再透過六位專家訪談與二家Outlet個案分析,得到如下研究結論: (1) 平價的禮客Outlet年均成長達6.54%,而遠百自2012年以來營收呈衰退趨勢。 (2) 營收指數穩定性估計及測試顯示,禮客Outlet一年四季營收指數差距不大,而遠百營收集中第四季。 (3) Outlet複合商圈經營策略佈局,其通路可設於郊區,適合朝向大坪數化,提供食、衣、住、行、娛樂全方位生活型態,滿足顧客一站式消費。

This study intends to investigate the business strategy of the outlet-mall complex. The main focus is to compare LEECO outlet mall (LOM) with Far Eastern department store (FEDS), regarding operating characteristics, and using E-DA outlet mall (EOM) as an extra example for case study. By applying X-11 Classical Time Series Decomposition Model on 36 quarterly sales (2006/Q1~2014/Q4) of LOM and FEDS, the analytical procedure includes estimation, testing, and internal/external validity checking. The operating styles of these two firms are compared. After in-depth interviews with 6 experts, and the case study on two outlet firms, the conclusions are drawn as follows: (1) The lower-priced LOM has achieved YOY sales growth of 6.54% since 2012; while FEDS has shown a sliding trend during the same period. (2) The sales index stability tests signify that there is minor difference on the LOM; whereas, the FEDS has shown significantly higher sales index in the 4th quarter (3) The business plan of the complex outlet complex could choose sub-urban location with large-scale operating space, and could provide all types of consumers’ goods and service, such as food, clothing, lodging, transportation, and entertainments.
