永續的共享住宅研究 - 台灣共生社區專案

摘要


隨著資訊與通訊科技的發展,網路通訊已普遍地被應用在手機、網路與雲端平台上。 相較於以往的商業資訊公開透明化,提供消費者能更輕易地蒐集到相關資料。另外, 共享經濟就是以此科技基礎,延伸出來的新形態商業模式,利用現有的資源,增加 其使用率與擴大使用者範圍,資源利用最大化。本研究根據多層次視角分析現行共 享住宿於三方面:環境、經濟與社會的視角,檢視共享住宿結合共享資源與共享技 能的利基後,此利基對於既有的社會體系產生的助力與阻力。並且,分析現行台灣 房屋市場,著重買賣並延伸至屋主導向的租賃市場;相較於世界各國之公共住宅, 台灣的公共住宅比例近趨於零。因此,值得導入共享住宅強化市場第三勢力,調整 其房屋市場結構。本研究分析不同結構社區的案例分析,提出一套商業計畫,從微 型公寓為基本單位出發,以數位化平台為基礎,結合周邊人力、資源強化互相協助 的需求,並套入共享住宿達成永續的社會企業,因此命名為台灣的”共生”、”社區” 專案。

Nowadays, the development of information and telecommunication technology drives mobile, internet, and cloud platform applications. A comparison of the business information is more public transparent than before, allowing consumers to collect the relevant data via the network. Besides, the sharing economy based on this technology extended into an up-todate business model; hence, it can apply the existing resources increasing the utilization rate and expanding the range of the users to approach resource maximization. According to the Multi-Level Perspective (MLP), this study analyzes the current real estate market in three aspects: environment, economy, and society. The niche of sharing accommodation combining sharing resources and sharing skills enhances and resists the current regime. Then, reviewing the housing market in Taiwan focuses on selling and buying extended to the landlord-oriented rental market; Moreover, the number of public houses is closed to zero compared to other countries. Hence, it is worth to import the third-party power to adjust the market structure. This study suggests a business proposal that starts form the basic unit of the micro-apartment combing the human and material resources nearby to strengthen the requirements on mutual aids. Moreover, the sharing accommodation conducts into the sustainable social enterprise named Taiwan Symmunity project, composed by the symbiotic and community to approach the gregarious living.
