摘要


台灣地區都市土地資源相當有限,如對都市土地的開發不善加利用,將導致土地資源浪費。以往採決策者經驗法則或依鄰地開發經驗判斷決策建築開發方案,但往往可能有所偏失而導出錯誤決策,造成土地開發強度低。 土地位置與區位影響建築產品的定位與產品的規劃,因此建築產品方案的評估規劃與定位,成為建設公司開發建案成功的核心關鍵成功因素。在開發建案過程中,透過土地分析、規劃構想的研擬與符合相關建築法規、建築技術規則的要求,其相互間需不斷的進行評估與回饋進而得到最佳方案,且做好適切的產品規劃提高住宅產品的價值,以期使效益極大化;並進一步增加建設公司的競爭力與利潤。 緣此,本研究之目的是以整理相關文獻資料分析及透過迴歸分析方法,探討建設公司土地區位與產品規劃的關聯性,使其能成為建設公司在投資開發土地之前參考的依據,促進開發營運計畫的效益,進而提高建設公司開發建案的成功率。在考量投資利潤最大收益下,進行土地開發方案之決策評估最佳化。故本研究可靈活運用於土地開發方案決策問題,以做為決策者開發土地策略之參考。

Given the extremely limited land resources in Taiwan, inefficient use and development of urban lands would lead to waste of resources. Frequently, low-intensity land development occurs due to wrong decision-makings of a development project that follows unfitting experiences of either a decision-maker or the development programs in neighboring areas. Because land location and geographic position influence a building’s product position and planning, assessment and planning of building products can be considered the key success factors for construction companies to build a successful case. During the construction process, land analysis, planning, and compliance with the building code and Building Technical Regulations are all necessary and should be constantly evaluated to get the best decision. Appropriate product planning is vital for maximizing the value as well as utility of residential products, and further increasing the company’s competitiveness and profits. This study, by adopting literature review analysis and regression analysis as research methods, aims to investigate the relevance between land location and product planning of a construction company. Research achievements of this study can be applied to help construction companies increase the efficiency of construction projects, improve the success rate of the development, and well-plan land development projects to achieve maximum profits.
