摘要

國內的建設開發產業以及房地產業一直被視為國內產業的火車頭，其發展順利與否也會帶動許多有關連之產業，故其對於國家的經濟發展也扮演相當重要之角色。因此，本研究希望透過探討中小型建設產業營運之關鍵成功因素，藉此找出建設產業如何在營運上永續生存。綜觀國內探討建設公司之關鍵成功因素之研究，目前並沒有研究透過AHP層級分析法來探討建設產業相關之關鍵成功之因素。故本研究希望透過建設產業之價值鏈模式做為分析之大構面，藉此從價值鏈活動中利用層級分析法找出在各階段活動中之關鍵因子。最終，希望透過本研究找出之建設產業營運關鍵成功因素，可以提供給中小型建設公司做營運上之參考以及後續研究之依據。

The real estate industries have been regarded as the pioneer of all industries in Taiwan. And its’ developing smoothly or not will affect many related industries, so its play a important role for the country’s economic development. Therefore, this study hopes to explore the critical successful factors (CSF) of small and medium-sized real estate business operations to find out how they can business continuity. Looking at the past studies of real estate industries’ CSF, there was no research using the AHP method to explore the CSF related the real estate industries. So this study hopes to use the value chain model as the analysis dimensions, that through the AHP method to find out the key factors from the value chain activities. Finally, this study hopes to find out the CSF of the real estate industries, which can provide the suggestion to the small and medium-sized real estate and the research in the future.
