都市更新成敗關鍵因素之探討

近年來台灣南北不斷的高談都市更新的重要，從業者從建設公司、建築師、都市設計師、地政以及估價人員踴躍地投身其中，但所表現之成效卻非常有限，成功率不高，本研究從開業建築師實務角度，經由一連串的國外理論、經驗，透過國內政策面上的因素分析，並且結合業界實際操作的經驗，完成一套標準的關鍵模式，建立一個模型，提供給多數的建築師以及欲將從事都市更新的建設公司以及相關專業者一個有效快速的方法模式，進而整合完成加速都市更新的推動，讓都市更新在台灣能變成一個常態性的顯學。

In recent years, northern and southern city of Taiwan have been constantly talking about the importance of urban renewal. Practitioners, including construction companies, architects, urban designers, land administrators and appraisers, have actively participated in it, but the results shown are very limited and the success rate is not high. The study started from the architect’s perspective on urban renewal, and reseachered a series of foreign theories and experiences, analyzed the factors of domestic policies, combined with the actual operation experience of the industry. A standard model, which is the key success factors for Urban Renewal, has been completed and established. The model is provided to architects, construction companies and related professionals who want to engage in urban renewal effectively and fast. It can promote and accelerate urban renewal integration, so that study on urban renewal can be more normal and prominent in Taiwan.
