台北市商圈辦公室租金指數之研究

The Study of Office Rent Index in Taipei City

摘要


我國為了不動產價格資訊能夠透明化實施了實價登錄制度,政府機關已發布住宅價格指數來反映房價趨勢,但商用不動產中佔最大宗的辦公室市場並未有具代表性的指標可以呈現租金趨勢,在衡量商用不動產市場的投資風險時仍有不足;本研究以台北市辦公室市場,對比國內外發布的相關指數及相關編製方法,試圖編製具代表性的指數編製方式。 本研究認為利用實價登錄資料以特徵價格法編製的辦公室租金指數,最適合我國的市場機制與條件,同時本研究也以此法針對台北市及三個主要商圈編製辦公室租金指數。

In order to transparent the real estate information Taiwan implement actual price registry institution. The government has announce housing price index to reflect tendence of house price .Office market, which is the largest one of commercial property, does not have a representative indicator which is able to show the rent tendency. It is lack of information to measure investment risk in commercial market. This paper utilizes a case study of offices in Taipei to contrast the correlation index and conduct approaches home and abroad on purpose to organize an office rent index. The study point out that office rent index is hedonic price method, and we also construct office rent index of Taipei city and three major commercial districts by hedonic price method.
