房仲業者從事土地開發業務之關鍵成功因素之研究

摘要


土地開發投資業在面臨國內環境及法令的變化下,已不再是高報酬、低風險的行業,並在人力及資金有限下,土地取得後的開發順序或土地出售價格必須有更為完整周延之評估。房仲業者如何擴展其腳步來面對競爭與變化日益激烈的經營環境,並且如何運用最佳的策略將是成功的主要關鍵。因此對於房仲業者來說,如何尋找可供開發土地或共同合作更具規模之開發基地,以有效的決策與進行合作開發的洽談,乃是能否在都會區順利取得土地及開發推案的關鍵成功因素。 本研究主要想要了解房仲業者從事土地開發業務之關鍵成功因素,透過15位專家填寫問卷,並採用層級分析法進行分析,研究結果顯示對於房仲業者來說,從事土地開發業務最重要的關鍵成功因素在於選擇良好的土地,接下來要建構一個專業且具有品牌形象的開發團隊,區位環境則是選擇土地的重要因素;此外土地價格、市場供需狀況、土地使用分區等因素則是從事土地開發最重要的關鍵因素。

Land development industry is no longer a high-reward, low-risk industry due to the changes of environment and regulations. Under the limited human and funding resource, it’s important to evaluate the development sequence and price after acquiring land.Real estate industry is facing severe competition, as a result, to key success factor is to find out the best strategy. For the estate agents, they have to find a larger scale and available land to develop, or to co-develop with a partner. Besides, they also have to do it efficiently. Above all, it’s the key success factors for the estate agents to acquire the land and push the case into market in the metropolitan area. This study tried to figure out the key success factors that the real estate industry enter the land development business. After collecting 15 questionnaires with field experts, and analyzing the data with AHP. The research found that the key factor is to choose good land with potential. Second, they have to build up a professional team with good brand images. Third, to choose the land, they have to find the land with regional advantages. Besides, the price of land, the demand-supply situation in the market, and the classification of land by the government are also important factors for the agencies to work on the land development.
